How to sell a house fast in any market.

Listing the house with a real estate company or
selling your home by owner is never an easy task.
Too many things to do, too many papers to fill, too
many calls to answer just not your normal days.
Many people are going through a lot of stress.
That’s why WE want to sell house FAST!!!

 

My goal here is to give you some thoughts how to sell your house fast not only from marketing point of view but also to help you to realize if you even want to sell. Yes, that’s right! Why do you want to sell your house?

Why do we sell our homes?

Nobody wants to sell a house just for fun unless you are an investor, developer or you are flipping houses. If we sell our homes it means that we are not happy with our situation. I mean it!

We have some sort of pain!


We don’t like the area or neighbors. We dislike the house. The house is too big or too small for us. We are driving too far to work. We cannot keep up with the payments or maintenance of the house. Our kids moved away and we feel lonely and we want to be close to them. We are getting divorced or we are separating. We want to cash the equity to have more fun. Buy toys. Go for vacation.

 

We just want to sell the house because we believe that if we sell it than our future will be nicer, better, brighter. Remember this as we will be getting back to that at the end of this article.

 

You might be expecting that I will give you dozens of tips to sell house fast. It won’t be that long and complicated.


Once we will go through you will realize that it can be said in one sentence.
Let me go through the basic criteria to have the house sold.

SHOW YOUR HOME "ANYTIME"


Have the house available for showing anytime. I mean it! ANYTIME. You never know when the right buyer shows up. I would show my house even at midnight. Never happened but never say never. This rule is pretty hard to keep up with if you sell by owner. You have to be personally present for all showings. (Or somebody from your family or friends.)

 

You can miss great opportunities not showing your property. People can be relocating and they don’t
have time to schedule the showing when it works for you. I had a client who needed to find the right house within 3 days only. Guess what? Yes, some of them were not available for showing even though listed with the real estate agent (not that it was his/her fault) so they had to choose from the once they could see.

STAGING AND REPAIRS

Have your home in the best condition possible. Stage your home the best way you can or call professional to do the staging for you if you can afford it. People don’t like to buy beaten-up homes unless they are priced low enough. If you cannot fix it because of your situation, adjust the price accordingly. WHAT IS A MARKET EVALUATION

Now I would like to go over market evaluation. What is it?

It is the price that is a potential buyer willing to pay for the property at the specific condition, location and time.

See, we are not talking about seller. Seller is not the one who decides about the market value of the homes. The buyers are deciding how much are they willing to pay. How do they know? They see the competition. They go out and see the homes for sale and they buy the best deals on the market.
(Don’t mix the market value of your home with the appraisal or assessed value. They are not related and they serve their own purpose.

So what is the fastest way to sell your home?

The answer is only one: LIST YOUR HOUSE FOR THE RIGHT PRICE.

But why it is so hard for people to come with the RIGHT PRICE? Because the house we sell is not just walls, bedrooms, kitchen, bathrooms. We try to sell our home which means memories, hard work making improvements and for many of us, it is the biggest investment in our life. We want to “cash-out” as much money as we can. It’s so difficult to get detached from these feelings. It is easy to come up with the right price if the value of the homes around us is going up. Our equity builds up faster so we are good. But many people are facing the situation when after many years the value doesn’t go up too much, not at all or even decreasing.

Let’s get back to the RIGHT PRICE!

The right price means that your house will be priced better than
your competition! That’s all!

Don’t forget to watch your competition. I am sure that you saw that when someone listed their home other homes were coming on the market in the same neighborhood shortly after that.

They listed their home for a better price taking the condition, size, and location into consideration. Adjust the price if needed. Not every buyer hardcore negotiator and they just choose the cheaper (better) option for them.


I am back here as I promised at the beginning where I was talking that people sell their homes to have a better future. Unless your pain is big enough to accept the right market value of your home then it will be hard to sell your home fast. It will be tough to accept a lower price than expected.
